These 2houses and a bodega sit on 1000 m/sq of property along Via Dos Mangas just outside of Manglaralto. It is 800 m from the Ruta Del Sol and 1km from the beach, within one of the most sought after beach areas of Ecuador. The
property is fenced and lined with trees and has many tropical plants and fruit bearing trees.

Both houses are of mainly bamboo construction with concrete floors and concrete roof with glazed clay tiles. The walls are bamboo on one side and parged with chicken wire and concrete on the inside. All windows and doors have screens.

SMALL CASITA

The casita is 50 m/sq, bamboo construction on one floor. Floor is concrete with natural clay tile floors throughout. It is 2 bedroom, 1 bath with kitchen, living room and small terrace. Lots of windows for good cross ventilation. There are ceiling fans in each bedroom and the living room. Each bedroom is wired for an air conditioner if so desired.

LARGE HOUSE

The large house is around 212 m/sq of construction on three floors. There is ceramic tile throughout.
The ground floor has room for two cars to park under cover as well as a laundry room and work room with a two piece bath and an outdoor shower. The work room has a concrete work bench and the laundry room has a long counter with double sink. The entryway and central staircase leads up to the next two floors.
The main floor has three bedrooms. The two back bedrooms have their own bath and covered balcony.
The third bedroom has a pass through bath that serves it and the living area and has access to the front full length balcony.There is a large kitchen with lots of cupboards, drawers and counter space as well as a triple sink. There is lots of living space on this floor which includes a full length covered balcony.
Four sets of double french doors lead out to the balcony providing lots of light and air flow.
The top floor is the master suite. It has the bedroom with large french doors leading to its own covered balcony as well as a walk in closet and three piece bathroom.

ELECTRICAL

220V electrical system run to the bodega then to each house through a 3 pole double
throw switch. This allows switching between main power or generator with no possibility of the generator receiving power or sending power out to the grid.
The electrical uses North American color codes for the wiring and is completely
grounded. (Ecuadorian houses use no standard colors and are very seldom grounded.) There is a 220V outlet wired into each bedroom for the addition of an air conditioner if desired.

PLUMBING

Water comes in from the road feeding through a pressure regulator. There is also a 2400 gal cistern and pump that will run on a generator for use when the power is out so you are never without water. Changing from main water to cistern is as easy as moving 2 valves.There is hot water to every tap and sink in both houses, again not standard in a typical Ecuadorian home. There is a shutoff valve for both hot and cold at each sink. Hot water is provided with a instant on gas hot water heater for each house.

SEPTIC

There is a North American style two tank, sealed, septic system for the property. It is
around 4000 gal for the first stage tank, (solids), and around 3000 gal for the second stage tank, (liquids), so there is lots of time for settling of the solids. It feeds through a distribution box with balance valves so that all four lengths of the drain field are fed equally. The drain field is four inch drilled pipe on top of six inches of washed rock with another six inches of washed rock on top of that.
All toilet drains are 4 inch pipe which in addition to the sealed septic systems allows you to flush paper which is not possible in most Ecuadorian septic systems.
